What AUSTRAC actually requires
Under the AML/CTF Act 2006 (s 81 and related provisions), every real estate agency brokering property sales from 1 July 2026 must have: an AUSTRAC enrolment, a written AML/CTF program, an appointed Compliance Officer, a documented risk assessment, CDD for every client, eKYC via a DVS-registered provider, PEP and sanctions screening, SMR lodgement within 3 business days of forming a suspicion, Threshold Transaction Reports (TTRs) for cash over A$10,000, annual staff training, an Annual Compliance Report, and 7-year record keeping.
That is twelve obligations. Identity verification sits at number six. A tool that handles identity checks helps with one obligation; your agency still needs to meet the other eleven.

The coverage gap

Reapit Verify covers four of the twelve obligations well: CDD workflows, eKYC, SMR generation, and record keeping. On PEP and sanctions screening, coverage is not confirmed in publicly available product information.
For the other seven obligations — enrolment, the AML/CTF program document, Compliance Officer appointment, risk assessment, TTRs, staff training, and the Annual Compliance Report — Reapit Verify provides no coverage.
Those gaps are not minor. Under the AML/CTF Act 2006, an agency without a written AML/CTF program is not compliant regardless of how many identity checks it runs. AUSTRAC's penalty regime applies per contravention — the program obligation, the training obligation, and the reporting obligations each carry their own risk.
Do you need both?
Possibly. Reapit Verify and AML Simple are not mutually exclusive.
