Best AML tools for Australian real estate agencies (2026)
From 1 July 2026, every real estate agent who acts as an intermediary in a property sale must comply with AUSTRAC's Tranche 2 reforms. Here's an honest comparison of the tools available — written by AML Simple, a competitor in this market.
If you want the fastest path: sign up to AML Simple, complete the AUSTRAC Enrolment Cheat Sheet (around 5 minutes), then run the AML/CTF Program Generator (around 15 minutes). Your program is built. The rest of this page explains what's in each tool for those who want to compare first.
The context
What AUSTRAC Tranche 2 requires from real estate agencies
Enrol with AUSTRAC
Before you can offer designated services — property sale intermediary services — you must enrol as a reporting entity.
Build an AML/CTF program
A written program covering your risk assessment, policies, procedures, and controls. Not optional — this is the foundation of all compliance.
Conduct customer due diligence
Identify and verify the identity of buyers, sellers, and beneficial owners. Applies to both sides of every transaction.
Screen against sanctions lists
Every client must be screened against DFAT's Consolidated Sanctions List. This requires daily-updated data — a spreadsheet won't cut it.
Report suspicious matters (SMRs)
If you suspect a transaction may be related to money laundering or terrorism financing, you must report it to AUSTRAC. Time-sensitive — 3 business days.
Keep records for 7 years
All CDD records, transaction records, and program documents must be retained for seven years. Data residency (i.e. stored in Australia) matters here.
